Executive Profiles


Metro has a deep and seasoned senior management team averaging more than 15 years of experience each, both in the self storage industry and with Metro. Top management has ground-level experience in all phases of the self storage business, including property development, design and construction management, feasibility and financing, acquisitions, dispositions, asset management, and property management.

Matthew M. Nagel
Matthew M. Nagel is the Chairman of Metro Storage LLC and, with his brother Blair, co-owns the Company. Mr. Nagel has served in a myriad of positions since joining the Company in 1985, including Director of Acquisitions, Chief Financial Officer, President, and Chief Executive Officer. Mr. Nagel has been involved in hundreds of self storage properties representing over a billion dollars worth of financings, developments, acquisitions, dispositions, and management transactions.

Prior to joining the Company, Mr. Nagel was a futures trader at the Chicago Mercantile Exchange. Mr. Nagel received his MBA from Northwestern University's J. L. Kellogg Graduate School of Management and his BS in Investment Finance from Drake University. Mr. Nagel is a licensed real estate broker and a CCIM and has served on various bank advisory boards, community organizations, and governmental committees.

K. Blair Nagel
Chief Executive Officer
K. Blair Nagel is the Chief Executive Officer of Metro Storage LLC, and with his brother Matt, co-owns the Company. Mr. Nagel has been on numerous industry Boards, including the Board of Governors of the Self Storage Association Foundation (SSAF); National Board Member of the Self Storage Association (SSA); and President and former Secretary of the SSA’s Central Region.

Prior to joining the Company in 1987, he served as a market analyst for Centennial Development Corporation, a Virginia-based real estate development firm. Mr. Nagel received his MBA from DePaul University and graduated from The American University in Washington, D.C. with a Bachelor of Science in Business Administration. Mr. Nagel is a licensed real estate broker and has served on various community organization and governmental committees.

Martin J. Gallagher
President And Chief Operating Officer
Martin J. Gallagher is the President and Chief Operating Officer of Metro Storage LLC. Mr. Gallagher previously served as Chief Financial Officer, during which time he oversaw the purchase, sale, and refinance of various self storage facilities and limited partnership interests.

Prior to joining Metro in 2000, he was Controller of a movie theatre operating company and involved in negotiating leases and joint ventures involving real estate owned by the company outside of regular theatre operations. Mr. Gallagher has five years of public and internal accounting experience with Ernst & Young and Bank One Corporation, as well as Assistant Controller functions with Hamilton Partners, a Chicago-area real estate development company. Mr. Gallagher is a CPA and received his Bachelor of Business Administration from the University of Wisconsin-Madison.

Daniel Hryczyk
Chief Financial Officer
Daniel Hryczyk is Chief Financial Officer of Metro Storage LLC.  In this capacity, Mr. Hryczyk is responsible for the oversight, functions, and financial controls of the finance and accounting department. Prior to his role as CFO, Mr. Hryczyk was the firm’s Senior Financial Analyst, overseeing the analysis and due diligence of new self storage ventures, acquisitions, developments, and asset management projections. 

Prior to joining Metro in 2006, Mr. Hryczyk had over nine years of experience in commercial real estate, having held accounting and finance positions with Equity Office Properties and General Growth Properties, two publicly-traded REITs.  Mr. Hryczyk earned his BA in Finance from Michigan State University, and his MBA from DePaul University.

Nicholas J. Gerou
Chief Investment Officer
Nicholas J. Gerou joined Metro Storage LLC in 2010. He is responsible for overseeing Metro’s formation, analysis, and due diligence of new self storage joint ventures and property acquisition and development activities. Prior to his role as CIO, Mr. Gerou held the positions of Senior Financial Analyst and Director of Finance, where he was directly involved in over $1B of acquisitions and developments.

Prior to joining the company, Mr. Gerou had over four years of commercial and residential real estate experience while working in the acquisition and finance departments of National Equity Fund, a privately held real estate investment firm and General Growth Properties, a publicly traded REIT. Mr. Gerou received his Bachelor of Science in Economics from Michigan State University, and his Master of Science in Finance from Walsh College.

Christine Null
Director Of Human Resources
Christine Null worked at Metro Storage LLC from July 2001 to December 2005 and rejoined the Metro team in January 2008 as Director of Human Resources after serving as Director of Human Resources of Trinity International University.  She is responsible for overseeing recruiting, payroll, and benefit administration as well as developing and retaining the staff of Metro Storage LLC.

Ms. Null has over sixteen years of experience in human resources having held positions in Human Resources in manufacturing and higher education. Ms. Null received her Bachelor of Mathematics from Bethel College in Mishawaka, Indiana in 1985. She is an active member in the Society of Human Resource Management and has earned classification as a Senior Professional in Human Resources, SPHR.


Marc Harris
Vice President of Self Storage Operations
Marc Harris joined Metro Storage LLC in 2010 as Assistant Vice President. His responsibilities include overseeing district and property management and working with the Executive Vice President to ensure all Metro facilities operate according to company standards.

Prior to joining Metro, Mr. Harris enjoyed over 20 years experience in retail.  He began his career in store and operations management with Younkers Department stores in the Quad City area and from there moved into specialty retailing where he worked in various upper-level management positions with US Shoe Corporation, Gantos, Famous Footwear, and Vanity, Inc.  Mr. Harris has previous storage experience with Shurgard Storage, where he was Regional Vice President in the Chicago Area.  Mr. Harris earned an Associates Degree from Iowa Central.

Bob Heilman
Vice President of Development
Mr. Heilman is the Vice President of Development for Metro Storage LLC.  His responsibilities include oversight of the new store development process and related construction projects.

Prior to joining Metro in 2013, Mr. Heilman had over 20 years experience in commercial real estate design, development and construction.  He started his career with convenience food store chain White Hen Pantry where he managed store design and construction.  From there he moved into management positions with Budget Rent a Car, Hertz and Insite Real Estate Development.  He received his Bachelors and Masters Degrees from University of Illinois – Champaign.  He also maintains his architectural license in Illinois and Wisconsin.

Demetri Gofis
Demetri Gofis joined Metro in 2015 as the Controller. His responsibilities include the supervision and oversight of the entire Accounting department, ensuring the timeliness and accuracy of the financial reporting to senior management, ownership, joint venture partners, third party clients, lenders and investors. Prior to joining Metro, Demetri spent over 15 years within the commercial real estate industry, starting his career holding accounting and finance positions with Centerpoint Properties, CB Richard Ellis and Jones Lang LaSalle, before spending several years in Brokerage, Finance and Property Management.

Most recently, Demetri has held Controller positions with Lifestart Wellness Network, a national, corporate fitness center management company, and Avison Young, a multi-national Real Estate Services company. Demetri is a CPA and earned his Bachelor of Science degree in Accountancy from Northern Illinois University.

Paul J. Richards
Director of Marketing
PJ Richards joined Metro Storage LLC as the Director of Learning and Project Management in 2012. He is responsible for the professional development of Metro employees, sales and marketing programs, and projects supporting store operations.

Prior to joining the company, Mr. Richards had twenty years experience in corporate learning, organizational development, and talent management with Motorola and CVS Caremark. Before that he served as an aircraft maintenance officer in the United States Air Force. Mr. Richards earned his BS in Electrical Engineering from the University of Iowa, and his MBA from DePaul University.

Chris Arnold
Director of Construction
Chris C. Arnold serves as Construction Director for Metro Storage LLC. He started in the position in 1995 and has helped establish the Construction Department's systems and guidelines. Since joining Metro Storage, Mr. Arnold has overseen the construction of hundreds of millions of dollars of new self storage development. He has been involved extensively in development, design, estimating, contract preparation, construction oversight and scheduling of Metro's various construction projects.

Prior to joining Metro in 1995, Mr. Arnold owned and operated his own construction company that catered to new construction and remodeling services for residential and commercial properties. 

Scott Nemes
Director of Information Technology
Scott Nemes joined the Metro Storage team in 2004 as a PC Technician for the stores.  During that time, Mr. Nemes was responsible for supporting over sixty remote locations and over one hundred remote users. Since then, Mr. Nemes has progressed to his current position of Information Technology Manager.  He currently is responsible for managing the computer and telecommunication systems of both the corporate office and the self storage facilities.  This involves maintaining the reliability of existing systems’ infrastructure and planning, developing, and implementing systems that leverage new information management technology, in both the hardware and software areas.  Mr. Nemes also works closely with the Property Management department to create, develop, and implement custom reporting solutions to increase efficiencies within the company.

Prior to joining the company, Mr. Nemes was employed at the Chloride Corporation as an IT Support Specialist.  Mr. Nemes received his Bachelor of Science in Information Systems Technology in 2003 from Southern Illinois University, Carbondale.

Kevin H. Friedman
Director of Acquisitions
Kevin H. Friedman joined Metro in 2014 and serves as the Director of Acquisitions.  Kevin is responsible for focusing on acquisition and development opportunities in the Illinois, Minnesota, and Wisconsin markets. This includes site identification, contract negotiations with property owners and brokers, and performing analysis and due diligence of new self storage ventures, acquisitions, and developments to determine the feasibility of proposed transactions.  Prior to his role as Director of Acquisitions, Kevin served as the firm’s Financial Analyst and Senior Financial Analyst.  Kevin is a Certified Commercial Investment Member (CCIM) and part of the CCIM Illinois Chapter.  Kevin earned his Bachelor of Science in Business Administration in Finance with a concentration in Real Estate and Construction Management from the University of Denver.

Steve Tserkezis
Director of Revenue Management
Steve Tserkezis joined Metro Storage in 2015. As the Director of Revenue Management, Steve is responsible for providing direction and oversight for Metro’s Revenue Management Systems to maximize revenue through the optimization of existing strategies as well as the creation of new strategies.

Prior to joining the company, Mr. Tserkezis worked in multiple industries at various publicly traded Fortune 500 companies. Mr. Tserkezis has extensive experience in statistical process improvement, data science, and revenue management. He has worked internationally on multiple continents and is fluent in multiple languages. Mr. Tserkezis received his Bachelor’s degree in Economics with a concentration in Quantitative Methods from the University of Wisconsin, his MBA from the University of Wisconsin, and Master of Science in Data Science with a specialization in Analytics and Modeling from Northwestern University. He is also a certified Lean Six Sigma Black Belt.
