Acquisition Criteria

Criteria for purchasing real estate:

• Top 50 MSAs in the Unites States; populations of 1,000,000+
• Minimum 50,000 rsf; smaller stores if expandable 
• Class A properties 
• Well-located stores with visibility from major roads

We acquire real estate at all stages:

• Land Development: Vacant land without entitlements or entitled land 
• Conversions/Big Box Retail: Existing buildings with conversion opportunity 
• Un-Stabilized Stores: Stores 0%-80% occupied 
• Value-Add Stores: Stores requiring significant capital improvement investment and/or properties with expansion opportunities
• Distressed/Short Sales/Note Sales: We purchase bank notes from lenders; work with owners and their lenders to acquire short sales and other types of distressed properties
• Core Stores: Stabilized stores that are 80%+ occupied
